Hardscape is defined as the more permanent, man-made features used in landscape development, such as walkways/flow of traffic, patios, and walls. Walls may be freestanding, privacy, bench and seat walls, or they may retain to terracing, and retention systems to maximize usable real estate. Hardscape also includes all masonry/brickwork/stucco/tile, concrete and pavers, steps and landings, as well as fire features (firepits, fireplaces, firebowls), outdoor kitchens/counter/bars, and more.

Softscape is the yin to hardscape’s yang, it consists of everything natural and living such as decorative, statement, structural and solution planting, along with planters, lawns (natural sod, artificial turf and lawn alternative options), trees, bushes, vines, and more. We specialize in drought tolerant, native and xeriscaping for more environmentally beneficial and water conserving landscapes. Softscape also includes irrigation and drainage to make sure your plants stay happy and healthy, all while being water-wise.

Once you’ve gathered your ideas and put thought into a list of wants/needs/solutions for your project, the next step is design.Miranda will work with you to come up with a vision that maximizes the potential of your property and enhances your lifestyle.In order to create a comprehensive design that fits your style, Miranda will need a site plan/as-built or potentially a survey if your property is sloped. Once she has reviewed all of your information, and has had a chance to do a cursory research on the property, you’ll have a chat go over a your comprehensive list for your project, also known as the Scope of Work (i.e. pool/spa, patios, gardens/planters, pathways, shade structures, front yard, back yard, etc.)You’ll also discuss any problems that need to be addressed, such as a telephone pole in the corner of the yard that’s a complete eyesore, or the need for a privacy hedge to diminish sound and provide a buffer. Miranda can tackle any problem and provide creative solutions, all while keeping your esthetic in mind.From here Miranda will guide you through the concept phase to the final approved design, to the complete plan set including permit drawings, 3D renderings and an estimate to install. Rest assured you are a part of the process from beginning to end. Design fees vary depending on the complexity of your project and property.

Before work begins on your project, you may need to submit plans for permitting. Miranda has extensive experience drafting these plans and going through the permitting process with government officials. The foundation of any design/build project is an accurate site plan. Regardless who is designing or constructing, this integral piece of the puzzle is a must.Depending on the project site, the intricacy of the property and the requested scope of work will determine whether you simply need a professional site plan or a licensed legal survey.Site plan services include a professional tech coming to the address. This tech will take all the necessary measurements, including the entire property, footprint of the house including doors and windows, and all existing elements (hardscape, trees, plants, etc). A PDF and CAD files are prepared along with extensive site photos for reference. These files are yours to keep and utilize for any future work.Once a site plan is completed, design services can commence.
